Is it in your appraisals? https://www.gov.uk/guidance/building-safety-levy-guidance

It comes into force from 01.10.2026.
LABC Warranty are saying their deadline is 14.09.
End of July for the NHBC……

Note you’ll need your fibre letters for registration with BC, so get these from your providers!

NPPF including minimum quantum of Part M compliance 🏠

It’s being pushed for the NPPF to demand 40% M4(2) compliance alongside an increased requirement for M4(3).

Are you aware of this and is it being considered your viabilities? There’s no two ways; it increased build cost considerably and makes your external works design much more difficult, especially with Timber Frame.

One to monitor again.

Home Energy Model VS SAP 10.3 - Monitor closely ⚡️

The HEM isn’t yet finalised. It’s therefore been confirmed by the HBF if you start a site using SAP 10.3 you can use it for the entirety of that site (unlike plot by plot Building Regulation implementation/triggers).

However, there’s ambiguity around the 3 year building notice refresh; one to monitor.

Worth visiting the below link to get familiar with the nuances, it’s thought this may have some impact to products such as WWHR.

Definitely get talking to your SAP advisors on this soon if you don’t have group technical functions! (Or we can…. unsolicited pitch).
